115 Wool Street
We can’t help but notice a mini-boom of extensively renovated (or newly constructed) Bernal Heights homes hitting the market over the past couple of months. The latest example: 115 Wool Street (advertising “all new electrical, plumbing, windows, [and] skylights” along with a “gourmet” kitchen, concrete counters, and an underground wine cellar).
And while the description and pictures piqued our interest, we’re having a hard time getting a feeling for the flow and finish of the house (we missed the “Wine Reception Preview” and open houses last week). Have any readers taken a tour and care to share a first impression, or perhaps be willing to compare and contrast with any of the other newly renovated/constructed Bernal homes that are currently on the market?

  1. This is a quick flip. bayareasoldhomes.com says this place was purchased for $641K in February of this year. Although the renovation does sound expensive.

  2. I made it to the wine reception and it was well attended. The one thing I would say is that it is no quick flip. It seems like someone has spent a lot of time on this place. The finishes were top notch.

  3. There’s a world of difference between a “flip” (quick resale without adding much value) and a down to the studs remodel and redesign. From the pictures I’m guessing this was a $150-200K remodel (and worth every penny).

  4. I was at the wine reception as well and based on what I saw, this house would’ve sold for a lot more than $614k if it were anywhere near this nice in February.

  5. I have experienced several properties that were renovated in the past by this builder. The attention to detail in all, and especially this property is top-notch! I would put the remodel in excess of $300K.

  6. Here is another beautifully executed renovation from the same team that remodeled 3960 Folsom Street. I was at the wine reception and from the moment I walked in I could see that no detail was overlooked. It was easy to see that each room has been designed thoughtfully and executed using the highest grade materials available. This property is a wonderful example of quality workmanship inside and out. The two contractor/designers who did the remodel spent in excess of over $300,000, and infact have not paid themselves with any of that money.

  7. This place went for $1.257M in December 2006, but then sold for $1M flat in October 2010.
    For the record, the 2006 permits say $125K in work (DEMO GROUND FLOOR ILLEGAL UNIT & FIRST FLOOR KITCHEN & BATHROOM, REAR STAIRS. CONSTRUCTION OF INTERIOR STAIR, NEW BATH & KITCHEN,(1ST FL) NEW CONST. OF GROUND FLOOR BATH, UTILITY & MASTER BATH. 1-HOUR CONST IN GARAGE. RE-CONSTRUCTION OF REAR STAIR.) + $8K in termite work.
