It’s true. The eye-popping sale of 2755 Fillmore Street for $13.25 million last week involved a Chinese couple. But Mr. and Mrs. Li were the sellers exiting the market, not the buyer moving in.

And the buyer, who isn’t Chinese nor a foreign national, appears to be moving from a multi-million dollar unit on Russian Hill.

  1. Not totally crazy. I think selling high-end “units” to swap into SFHs makes sense. Supply of high-end can be increased, albeit with difficulty (think The Pacific and loads of lesser buildings in other areas), whereas supply of SFHs in prime neighborhoods is more constrained.

There could be a little “The Pacific” effect going on whereby buyers are looking at those high priced townhouses and penthouses with crazy high fees and somehow rationalizing paying an above market price for single family home with premier views and somehow come away thinking they got a deal. I suspect “The Pacific” will find a hard time commanding $3k/psf that seems to be bandied about in various articles. Love SF but Fillmore isn’t Central Park and a former dental school high end flip doesn’t make it a premiere Manhattan comp. Sorry for the OT rant but kinda relevant.

  4. You are missing the point. You are not paying $13m for the building, you are paying for the location and views.

    You could put a shack in it’s place and it will sell for $10m.

    1. I think that’s sort of what happened to be honest. Albeit a very nice shack. Personally i wish it was a shake shack.

    1. Especially since the street facing facade is dominated by the garage. Not much different from many other SF homes.

  5. Did I miss something? Why is this story written as if the public’s primary concern is – are the buyers chinese…? The second sentence is so random: “And the buyer, who isn’t Chinese nor a foreign national, appears to be moving from a multi-million dollar unit on Russian Hill.”

    Why not “And the buyer, who isn’t South African nor Brazilian nor a foreign national, appears to be moving from a multi-million dollar unit on Russian Hill.”?

    1. There was speculation fueled in the comments of a prior linked thread discussing the buyer and the agent. If anything this post sets the record straight.
