3636 Clay Street

Having hit the market listed for $11 million eight months ago, the sale of the 8,000 square-foot Presidio Heights home at 3636 Clay Street has closed escrow with a reported contract price of $9 million.

Built in 1899 and having only traded hands a couple of times, the tax assessed value for 3636 Clay was $294,125 prior to its sale. As such, the property tax bill for the home totaled $3,744 last year versus closer to $106,000 a year when/if the home is reassessed (assuming the buyer didn’t trade down).

And while the sale didn’t include a single parking spot, it did include a permit to add a garage.

  1. People will buy just about anything in the present market. I got to see the place on one of the many open houses that were held. If I recall correctly, there were about six bathrooms with one shower among them. The siding was bad, the windows were propped up, there were virtually no elements worth saving and the floor plan could hardly have been worse. As one viewer said, “it would be far better to tear the house down and start over”.

  2. If you have 10m for a house you can just pay people to drive you around anyway. Cars are just for ‘little people’.
